Coburn is completing entitlement, design, and construction documents for 120 affordable housing units at 30 Pearl in Boulder, CO, scheduled to go under construction in December of 2019. The project had an extremely compressed timeline to allow it to take advantage of expiring tax credits, but Coburn was able to work with the City of Boulder and Boulder Housing Partners to achieve entitlement on the site in a fraction of the time it would normally take. This was achieved through constant, creative project management and devotion to quality design and documentation, as well as a terrific partnership with the city. Once the solar panels are added in the second phase, the project will reach significantly high HERS levels that will be a great benefit to the affordability of the units. The project was designed to work within Boulder’s pilot Form Based Code, which encourages traditional forms and materials. The architecture responds to those desires for creativity, providing the great place-making that the code intends while allowing for distinctive, contemporary architecture to be expressed.
